Hello, I am doing some preliminary research on my niche market and trying to create a list of "buzz words" or keywords that could be used in marketing to that group.

Please, no vulgarities or preaching how wrong it is...My niche market is successful gay businessmen.

If you could provide insight or tips on how to approach this, or even how you chose to market to your niche.

I don't know how well it would work with words that Google tends to sensor but here goes...
I always use the Keywords Planner of Google. You can find a nice guide here: https://support.google.com/adwords/answer/2999770

Delusional above gave a great suggestion. The Google keyword tool is the one I use also when researching new keywords for my online businesses. There are other options that you may look into also, some free, some payed. Just do a quick Google search for "keyword planner" and you'll find quite a few. Once you choose a tool you can see just how saturated a keyword is and plan accordingly.

Congrats on your idea! Focusing on gay businessmen sounds like a great idea since for many this is a touchy subject.
